This might possibly be the most realistic LEGO Pizza Hut restaurant MOC ever built. What do you think?
It is built on a 32 x 32 stud base plate and is highly detailed on the exterior and interior.
I designed it to look like real-life modern Pizza Hut restaurants such as these ones:

The back of the building has a service entrance and drive through ordering point as well as a smaller brick-built Pizza Hut logo on the mosaic wall.
Service ladder can fold down to access the roof for maintenance.
